Hi all,

I just came across this video of a property manager profanely laying into a tenant who requested the company perform repairs to his washer/dryer Here.

I'd find new property management if he managed my units! Anyone else?

Hi all,

I have a potential seller who is clearly mentally ill. I've talked to her on the phone a couple of times and it's certainly interesting each time. 

Obviously, entering into a contract with someone who's not of sound mind is questionable. Worse, entering into a contract with someone who isn't competent leaves me prone to a voidable contract after the transaction has taken place.

Options I'm considering:

1. Ask her if she has an adviser, attorney, or other person who acts in her interest. Contact that person and conduct the transaction through the two of them. 

2. Hire an (ethical) attorney to conduct the transaction on my behalf (which I would do for #1 as well).

3. Scrapping the whole thing before I get too deep.

All advice is appreciated.

My wife and I are both pursuing our requisite Real Estate licenses here in California. 

The question is, should both of us pursue our brokers licenses? 

Are there any notable advantages to both of us being brokers? We don't plan on representing buyers or sellers like a typical Broker/Salesperson arrangement. Any input is appreciated!

@Brian Gibbons He has nothing signed. Absolutely 0 equitable interest in the property, no contract, nothing. He's simply advertising a preforeclosure using a single photo taken from Google Maps.

@Adam Pierce I'd prefer to present all-cash buyers to a seller. It usually helps close a deal faster.

Impressions are a great way to create name recognition. Adroll is really inexpensive and will show up on sites people visit AFTER they have visited your website. It's an incredibly effective way to make your brand visible - almost like sending a postcard each time someone happens upon another website that is running Adroll. Facebook is great for interacting with your fans, but that's about it. If, and it's a big if, you can get your fans to visit your website and stay there for an extended period of time, it can help your search engine result page ranking. But there are too many unknowns with Facebook PPC. If you are doing any Facebook advertising, I would stick to impressions. And certainly look into Adroll.

Just called an underpriced listing on Craigslist, and was put through to someone from this company. I guess they market properties through Craigslist and their website that are in preforeclosure, but they have no equitable interest in the property. Guy told me I would "save the day" and had the option to either buy outright, or enter a 1-5 year lease option. Sounds like a sandwich lease option maybe? Any thoughts?

I've used Billings Pro in the past. The have a great platform that you can use from iPhone, iPad, and Mac devices. Not sure about Android and Windows. One time fee gets you the application on all devices and allows you to sync across each device as well. There's a little learning curve when it comes to quickly creating new time sheets, but the ability to sync across multiple devices will make it well worth your time learning the app. Let me know if you download and have any questions.
