I use my smart move dot com. Really easy and fast and they check credit, criminal, and evictions. Here is Boulder it's normal for the potential tenant to pay for the check, and they make that easy too. We use buildium dot com for rent collection but I wouldn't recommend it for just 1 property. You can purchase Airbnb statistics online for certain markets. Here is one that I know about: https://www.airdna.co

We also rent a house on airbnb and love the process. At least in Boulder you should be able to get 3-4X what a typical 12 month rental would bring in. 

Love your goal of $5K in income by 2021, very similar to my goal as well.

Welcome to BP! My husband and I also live in Boulder and want to start investing (outside of our home). I've been lurking but now I'm going legit :) 

I am a real estate newbie (just house hacked once) with lots of "research" under my belt and some natural tenacity thrown in.
