Thank you Sanjiv & Jesse for your encouragement and positive words. I agree, I have spent countless hours reading articles of the pros, going on their websites, reading tons of books, etc. I know the real test of all this knowledge is to get out there and make the dream a reality. I have been carefully researching because I don't want to make too many mistakes trying to move on something too fast.

Sanjiv, I have a question for you: when you bought your first rental property what was the due diligence on the property that you done that make it a success? What it a lot of mathematical equations or technicalities that was involved? In other words, I have read how some pros do an extensive property analysis and I guess it varies depending on the deal you are trying to produce, such as wholesaling, buying and holding, rehabbing, etc. I am looking to do more buying and holding with minimum rehab work to get started and then work my way into other deals as I gain more experience. But tell me, how did your first deal turn out?

Thank you so much Teresa and Arthur for taking the time out of your day to respond. It is very much appreciated and I wish you much success in your endeavors. I have also researched a local REIA club here in the Bay Area and will be attending their upcoming meetings in the future. I feel like the most challenging operation in RE investing would be the due diligence and property analysis (although I could be wrong, like I said I am a newbie). If I can ask you both a question as well as any other seasoned pros here on BP, what do you look for in a property that qualifies as an ideal investment for you? What analysis do you do in order to see how this property stands out and it qualifies as a wonderful ROI? Thank you again for your responses.

Good Afternoon BP! I would like to inquire with all of you wonderful gurus regarding investing in my own real estate investment property. I would first like to commend you all for taking your first leap and never looking back, going full steam ahead in your dreams of creating passive income. I know you greatly appreciate all who has helped with advice and action every step of the way.

I am a full-time mom with a full-time job as well as going to school full-time online.... I commute 2 hours a day round-trip, start cooking, cleaning and homework help as soon as my bag hits the floor when I get home. I don't think I actually take a seat to relax for a full two hours once I get home. But please don't view this as complaining, the love for my family and the drive to provide the best is what gives me the fuel to do what I do. My dream is to be able to spend more time with them and not depend on an earned paycheck to provide their needs.

Here's my story: I would like to begin investing in the SF Bay Area. I currently own my own home and have $20k in my 401k to start with my investing. I'm sure all deals aren't good deals so what is the steps to separate the good from the bad? My goal is to also hire a good property management company to manage my properties. Any advice or assistance provided would be most helpful.
