Hey Ben thanks for the great post. Happy you are getting into bigger deals, doing it up Sam Zell style, and appreciate your knowledge. I'm not sure if you posted this earlier but I take it since it's a 5 cap you have around 400K net income on this deal? I've read some of your work so I imagine the roofs are not flat ;). Will you be sharing before and after pictures with us? Does it also follow your 2 bedroom "heaven on earth" criteria? Curious if having the majority of units as 2 bedrooms still matters to you at this scale. I read your website and it says that you buy below replacement cost. How many square feet is this 98 unit and what did you pay per square foot? What's the replacement cost in Arizona now? Many thanks, Carl

Guys, sorry for taking so long to get back, i was out of town for most of the winter. Anyone up for getting a game together downtown Toronto? I live at Front and Yonge St and have access to condo boardrooms. Anyone have the boardgame? We could always go 3 or 4 ways and buy a new one.

Hello, I'm an investor who owns commercial and residential real estate. Looking to network with other investors in Toronto. I'd like to get a cashflow game going downtown. I have access to a boardroom in my condo. Does anyone is Toronto have access to the board game who would like to get a monthly downtown game together?

Hey Alex, you should read up on Harry Stinson. He spent his whole life doing what you want to do (in Toronto). 

I went to one of his talks yesterday. Interesting guy. Has a few projects on the go now.

Hey Arthur. I live in Toronto as well so I feel you. Market here is nuts. I own commercial and residential properties in Ottawa. I would stay away from retail properties now and focus on multifamily. You should listen to the podcast on bigger pockets https://www.biggerpockets.com/users/ejevons
