Understood. Agreed; I do have questions to get answered..

We were looking into ways for protecting the home/asset which is currently a rental for liability purposes.
The property has a big tree in the back that sort of leans over the fence as well into the neighbors yard.

Between the quotes we've received for tree pruning/removal just wanted to see if it'd be advantageous or worthwhile to go the LLC transfer of title route.

Based on all of your guys feedback which I appreciate tremendously I can see that may not be the best route for me neither..

I’m just confused a little you can say, and that I will consult with a real estate asset protection lawyer.

Based on past OG episodes of the podcast I just recall hearing different things.
("Oh you need the LLC" "No LLC, Insurance is enough)

The property is Free & Clear besides the HELOC for more context if that helps.

Sincerely,

Cedric

My mother wants to transfer ownership of title over to an LLC she owns. The bank she has a heloc out with is telling her they could call the loan due and that they would need to be paid in full.
Any suggestions, solutions, or ways around this problem ?

Thank you all!

Cedric

Hey fellow Bp members. I’m fairly new to the self-managing/property management business and certainly new to dealing with section 8 tenants.

I have a potential section 8 tenant who has inquired about one of my properties and they are in their opinion “disgusted” with the way the carpet looks however up until this point in my efforts of marketing the property I have not had one complaint concerning the carpet.

That being said she has requested to rip out the carpet, in turn to replace the carpet with hardwood floors.

Just would like to know would this be smart on my behalf(liability)protection wise?

Also what could I be getting myself into that I’m not thinking of or simply bypassing here..

Who is expected to pay for this ordeal in this type of situation..and for what exactly?

Or am I overthinking..

Thank you all!

Thank you so much Brendan I really appreciate the feedback. You definitely answered my question

I will also keep that in mind.

May I ask what area(s)/niche of REI you are mainly focused, and what cities and/or states?

Thanks!
