Thank you very much for your input guys. I really do appreciate all the comments. Our expertise is in Residential properties. This is our very fist light-industrial/commercial property and we are finding out that commercial leases are much more nuanced.

I forgot to add... At this point in time all we know is that he is selling CBD oil. We do not know if he is growing hemp himself. We have not been back to the property since he is a hostile tenant.

The reason we want to evict is because of the risk of Asset Forfeiture and Indemnity. The Tenant has been paying the rent on time, but as I stated before, the risk of losing the property to Asset Forfeiture seems to great for us to bear. That is our main concern to keep trying to evict. We are in California by the way.

We are Res. Landlords, this is our 1st Comm. Property. Tenant started selling/printing T-Shirts now we found out he is selling CBD. By mistake, our Comm. Lease lacks the "Permited Use" clause. Tried to evict but Lawyer says we can not evict because of this loophole in the Lease.
Any ideas?
