Hello BP,
Does anyone know of a lender or private lender who will lend on a vacant residential lot in Northern California? Looking for 30-40% LTV (short term) any ideas?

Hello BP,
Purchased a home that had a few indoor pets (2 dogs and 1 cat) with an increasing amount of people being allergic to pet dander I have my concerns.
Although I'm going to remove all flooring and lay laminate throughout the entire house. My question is does anyone know if the dog and cat dander stay behind even when replacing the floor? If so how can I get rid of it?

Hi Kathy, I would say depends where in San Jose the property is located. Personally I would use vinyl planks. Some look and feel really good and are water resistant. I would flow them right into the kitchen. They even look good and do well in bathroom.
As far as the bathrooms go I would do one with a tub and the master with a walk in.
White cabinets look good and I agree with the black countertops. Although they look good. They stain white and looks bad.

Thank you. Yes I'm familiar with the CAR contract as well. However, I agree with you on having an attorney draw up a contract. I'm assuming it's something I can continue to use in future properties. Thanks again for your advice.

Here's my scenario. There's a property in which owner and I have agreed on a sale price. Home is not listed. He's a few payments behind so home is in Pre-Foreclosure. If bank doesn't have it yet I'm curious to know why I can't make a deal with homeowner? Property is not a short sale. He's not selling for less than what is owed. Thanks

When dealing with homes listed on the MLS I understand you deal with agent and agent writes up contract. How does one put a home under contract for off market properties? Is there a universal real estate purchase agreement one can use? Are they state specific?

Hi I started a partnership with a relative who is a small contractor himself. Although I could have financed the entire project myself and just hired him. I thought it was better to bring him in as a partner (with skin in the game as well not just sweat equity). My rational is that he would be financially invested and have more motivation to do a good job and meet deadlines.
We agreed to set up an LLC try 3 flips together. You definitely need to spell out your roles and responsibilities. Who does what etc... Have clear communication. I'm not an expert here but I think it's common sense to make sure that you're both on the same page. Good Luck
