Hi Scott, I've owned one for 2 years and the other used to be our former home until we moved to Rochester.

The one I bought two years ago was a foreclosure, I spent almost 4 months doing repairs and total bath remodel, flooring, painting, plumbing. I replaced the water heater, water tank, and base board heaters.

I did spend more than I planed on the remodel, but I don't have any maintenance or repair issues to deal with. Leaks would be my worst fear, and I spent a lot on plumbing to make sure I don't get that call at 2 am about a leak.

I would like to buy another, but probably not this year. In the future, I would do 1031 exchanges and have my rentals closer to Rochester.
