Bought the landlord documents for Michigan and I'm having a hard time printing them. They keep printing weird like it's on the wrong size paper or something. Anybody else have this issue? If so how do I print them to look normal on regular paper?

I called a property management company today to get some info and they charge a flat rate of $99 a month for rental houses. But they also charge $750 for a lease up fee. Is this normal and are these good prices?

We hire it out. We live almost N hour away. We just add the cleaning  fee to the bill so renters pay for it. Having a great cleaning person is key to success.

How would I find a cleaner? I live in Michigan and I want to buy a house in Florida?

I used Craigslist and had a great cleaner for a couple years till she moved.

Since you are doing this very long distance I would find a cleaning service that has good reviews so that you are not dependant on one person.

See if there is a real estate club in that area and ask them for referrals.

 Thanks john!!

My house is on a Lake close to Clemson University. My house stays very full from families taking vacations, Home Football games, fishing tournaments and just people getting away.

Do you live close to it to clean it between guests or do you hire it out and if so how does that work?

Look on VRBO and Airbnb at areas you are interested in to gage how full calendars are for locations and proximity to water vs in town.

Although VRBO works best for me Airbnb works better for others. You can check each site and check prices that people are getting. I personally use both. I get 95% of my bookings via VRBO but pick up 5 or 6 bookings on Airbnb so I keep my listing there active.

Doing some research on both sites should give you an idea if a location will generate the numbers you need to be sucessful.

Where do you have a vacation home/ rental? Do you ever have problems getting bookings?

Chad get me on the phone you’ve got a lot to learn happy to help!!

I'm new to bigger pockets..what does this mean? I can call you and talk about this? Sorry

Need some pointers on buying a vacation house and renting it out for most of the year. Thinking Florida.  Do I have to find something close to the beach to be able to rent it out a lot? Do I use vrbo or Airbnb? Do I have a property manager take care of cleaning between guests?

What's the difference between a refinance and line of credit?

Selling it is not an option for many reasons. Its sentimental and it's my hunting property among other reasons.  I was thinking the better option would be to refinance my home only because my payment wouldn't change whereas if I had a problem finding tenants I wouldn't be stuck with an additional payment for any amount of time if I took a loan out on my property.
