Thank you for the reply and information. We are currently focused on SFR and/or duplexes based in the amount of cash we initially want to invest (including potential rehab costs, holding costs, etc). Since will be our first investment property, we want to make sure we don't bite off more than we can chew...allow for newbie mistakes, etc. As we grow our investment chops and connections, we are not opposed to other property types. You make great points regarding Bakersfield and it's proximity to Long Beach, we have considered this and continue to weigh versus a longer distance market. @Gene Hacker they are definitely considering it after speaking with some neighbors on their block. The neighbor mentioned having issues with squatters in their area since so many homes are not full time occupied.

My wife and I @AliciaJW are relatively new to BP and finally ready to make an introduction. Since January we have been listening to podcasts, reading relevant material, learning to analyze markets and deals, browsing MLS (Redin, Zillow, etc). Thus far we have not been able to move past analysis paralysis so it is time to reach out to the BP community. We are looking to buy & hold and potentially BRRRR if the market/deal allows. We have spent time defining our property criteria and looking at markets in: Kansas City, Mo., Lehigh Valley, PA, Northern Kentucky/Cincinnati, Cleveland, and Bakersfield, CA. We are looking for SFR's and Duplex's in markets with low barrier to entry and positive cash-flow potential. We are open to rehabbing but understand the increased difficulty level for a first-deal.

We are located in Long Beach, CA
