I am torn between waterproof luxury vinyl tile and hardwood flooring in my rental unit. What are your recommendations, pros and cons for both for lower income area and tenants will most likely not take care of it. I’ve had carpet for years and almost yearly it needs to be replaced or patched and over it.

Thank you for the information. I’m am in Orange County CA where the property is being rented. If he offers less than 50% rent should that be considered if I put a payment plan in effect and if he cannot fulfill than vacating would be the next option.  The problem I see is that in this unusual and hard time there will not be too many people looking to rent a house for $2400 a month and I won’t be able to find someone for 3-6 months which I will not be able to withstand a vacancy this long. 

Hi all quick question. My tenant just informed me he has a serious financial situation and will not be able to pay rent this month and  potentially moving forward. He has mentioned he would vacate but the problem is he has 7 months left on a year lease and is not paying for this month. I understand with this Covid19 going on they are putting a hold on evictions and such but does this allow him to not pay and move out without consequences and leave me in a financial situation? Anyone have experience in this minus the covid19 timing of my situation. From what I’ve been told the tenant should be responsible for the remaining months on lease agreement unless he finds a replacement tenant to fill that void. Is that correct?
