There are regs, but not enforced. You can get away with full time STRs there without a permit as long as you do it right and don’t draw attention. We have one full time STR in Austin, and know many many others that have one or several - none have permits and no issues.

I know a lot of people that run STRs without licenses without issue - i.e. there is seemingly not much enforcement. Anyone know if that is predicted to change?

Also, if its easier to get a STR license when you are owner occupied, what happens if you do that and then buy another place (which you move into) - can you still renew the license on the original place?

How is it going with your STR? We are just looking at putting an offer on a 'bnb' as they call it (meaning its been STR before and has the permits) - curious to hear from others about their experience.

Hi all, my wife and I just moved back to the US after a long stint overseas, landing in Austin TX. I'll be working somewhat quickly to build a network and do a deal or three this year: contractors, lenders, realtors, etc.

Not sure my strategy yet, but thinking of SF, rehab, and hold; perhaps BRRRR.

Would love to meet some folks near me doing this, feel free to reach out.
