Thank you Larry! It's crazy to hear about how competitive it has become in Eugene. As a PNW resident in a major metro city, I know how competitive it can be... but thought Eugene wouldn't be AS competitive. Would you say your recent examples of sales with 17 & 20 offers could be viable rentals?It'd be great to get an offer accepted out of the 10+ offers, but it would need to cashflow... Have either of you seen the potential for your recent properties cashflow?
Also, with the university being such a major component of rentals, how is the market for non-students been?

Hi All,
Hoping to get connected with likeminded folks in Eugene. I'm looking to get started in Eugene REI in the next 12 months. The BRRRR method is my path of investing. As someone who lived in Eugene, I'm familiar from the renter side, but not the rental side. What advice are folks willing to share with someone looking to purchase their first Eugene rental in the next year?
I'm aware of the tight inventory and high prices (I currently live on the West Coast). A few questions I have:
1) Are certain neighborhoods better for rentals than others?
2) Are SFRs doable?
3) How does the university effect your decisions?
4) What size properties work best as rentals?
I'd happily connect with folks one on one if we want to continue the conversation offline.
