My 2 cents. If i were you @William Crutcher. i would go big but partner with someone who has done it few times and been successful. In that case you are leveraging his expertise reducing the risk and also you ll be able to afford bigger deals with more capital and its a win win situation.

You could buy a rental Property with that money as down and learn tons of things u r self practically than paying it to have someone teach u all theory in the world. There is tons of knowledge here in biggerpockets and podcasts available for free wnd huge community of people here to guide you. I woule suggest to use that and save u r self some money.

Hi my BP friends, please help me with this query. If i decide to buy out of state , should i find a lender locally where i live  or it should be from the city or area where the property is located? Also using traditional financing, can i finance with only 5-10% down?(lets say if the property is under 100k)

This might be an appreciation play. But if you are investing purely from cashflow perspective, it doesnt seem like a good deal at all. CoC is just tooo low as other have mentioned.
