We're looking for owner finance property opportunities. Does anyone know of any in IL, GA, FL? I am open to other states, just need to be the right circumstances. I am also open to hearing feedback on experiences in the listed three states (IL, GA, FL). Opinions and advice is welcomed!

Thanks Philippe for inquiring about this project.  Yes, I am wholesaling, which will make for a very simple and smooth process for the transaction. The property is located in the Altos de Vacamonte, at only 2 minutes from supermarkets, pharmacies, clinics, restaurants, schools, and only 5 minutes from the Mall. The couple is motivated, because they have other projects going on, so selling for a profit quickly is a priority. Especially, since they just completed some renovations, a couple of months ago.  Yes, they hold the title.  The main house was built in 1999 and the rental unit was just built in 2016. I'll be happy to discuss further beyond this public chat.

Main house has 3 bedrooms, 2.5 baths, and rental unit has 2 bedrooms, 1 bath - separate entrance. Can be used as a vacation or full-time home with rental unit, to pay for the mortgage or monthly income. Approximately 350mts2 (3,767) of construction on a lot of about 600 mts2. NEED A BUYER!

What made you interested in investing in this type of deal?

I travel around the world and live abroad for a portion of the year, so vacation or investment property outside the US interest me.

How did you find this deal and how did you negotiate it?

I met the owners through a rental transaction during my first visit to Panama. We became close and they presented the opportunity to me.

How did you finance this deal?

I did not invest cash, I am assisting with selling the property for them.

How did you add value to the deal?

The owners are super busy and don't have time to market the property outside Panama, so I give them a broader audience of potential buyers. The sellers are very motivated and want to move on to the next project.

What was the outcome?

I just received the listing just about a week ago, so just getting started with the marketing.
The property won't last, since it's well below the market value and the sellers are motivated.
