It's been a few years, so I thought I'd start a new thread. Has anyone heard anything about the lawsuit against erentpayment.com for ripping so many of us off lately?

I'll take a look at avail.
Zillow's system just annoyed me a bit with the last applicants, though ironically I can't remember why, which means it can't have been that bad. I am thinking of doing google docs and Smartmove instead

So I had been using Transunion for tenant screening. I also have used Cozy. I'm considering using Zillows portable application, which makes a lot of sense for me, and for the tenants. I'm worried that it might be leaving out things, ie criminal and evictions (it's based off of checkr, if that means anything).
Does anyone have any thoughts on this? Or on any of the other tenant screening services out there, of which it seems there are now hundreds? Or any of the spokeo/people search etc. type sites?

not sure about budget, but call Fleckenstein & Associates on Boulevard and see what they can do. They are excellent real estate attorneys

If you aren't making a good profit, there's no point. Learning how to lose money is also less than useful.

1400 is more than I'd expect there yet... I rent nice places like yours for around 1200. But was planning on moving them to 1250, previous to this. East of you is good actually, (Forest View, Forest Hill Terrace), south of Midlothian less good, but better than you'd think. I've got 3 around you, 2 across midlo in that area.
The long term appreciation in that area will be excellent, assuming Covid doesn't kill things. I would have bought anything brick that came on the market there previous.
If you see an orange backhoe floating around that's mine, say hello

are you actually getting 1400? Great neighborhood, but that's (700/br) way above what I'd expect in rent there. I own a couple of places within a few blocks of there though, and am curious if I'm underpricing.
Long term price appreciation potential is huge though

what you really shouldn't like about erentpayment is how we all got ripped off by using them...

As per Ron - never do electric tankless unless you are in South Florida or equivalent. Why? Physics.
Ignore the rated flow and base your calculation on your actual JANUARY water temps. Mostly that's going to be 50/55 north of Florida. You are going to see a lot less flow than the 30 degree delta they use for marketing.
I do tankless in higher end places to free up space/nicer looks/ advertise unlimited hot water. And my own house. I wouldn't do them where I could get a tank in easily. But nice looking places get better tenants.
