oh yea its on 2 acres thats worth what the whole property  is selling for.

this home is a 9 out of 10. All i need to do is replace carpet,and put a water well in,and rent it.

ok so i found a great deal on a foreclosure. But i just figured out no banks will finance a manufactured home. I have a good bit of the price.. little more than 20%.. How and Who do I need to get in contact with to get this financed? Any info is appreciated.

Alex it's good advice though... the reason i say that,is because when i started this i wanted to buy everything...i had to definitely pull the ranes and become realistic.  Ty for the advice.

thank you  for your reply.  Those are excellent points. I do need to start networking to gain more relationships, so i have those options  to rely on.

Ok, so since i have constructed my plan of save 20% down over the next 12 months and then find a property. (Hopefully  a duplex). I am seeing properties go on the market and sell very fast. Am I missing out? ! Seriously there are people that are gobbling these homes up site  unseen. Should i find a piece of land and build? Or would that be counter productive?  Idk. But i feel like im totally missing the opportunity. How would you handle the waiting game if you didn't have the cash ?

yes it is ....altough down from 10 or 15 years ago...there are alot of duplexes  on that area.   But Hud has moo ed alot of section  8 into the area, but thats just in pockets.you would be good on anything in that area. Also brand new toll rd just put in and things ate booming between hulen and bryant Irving

since you mentioned  Dallas ,I assume  your considering  Fort Worth as well. If you find something  in Ft Worth, ask me about neighborhood. I know every inch of Ft Worth. Zip codes can encompass A,B,C, and D areas.
