Thank you Seth for your reply. Yes he is a full-time agent. I first checked his reviews which were all great but come to think of it, the reviews were by the buyers not the sellers and he had more sales under his belt than any other realtor in this area that I had considered. Also I had met him prior when he showed my property when it was listed by the first agent. He was very polite and what I considered as a "people person". I am very disappointed and frustrated. BTW, I will take you up on what you said above to point me in the right direction for a new agent. Current property is in NE Alabama and looking to buy in the central- eastern area of Oklahoma where there are 2 propertys I have an interest in. Thank you, much appreciated.

I have sold 2 property's using great agents in 2 different states in the last 4 years. I am now on my third property and with a second agent that appears to be even worse than the first one. There has been 5 times that my listing agent is representing the potential buyer and calls or messages me asking "if I would show the property", isn't it his job to show the property for earning his commission?. Also does not call or message when there has been cancellations. I have other properties that I am interested in buying BUT I am a cash buyer and need the sale of my current property to reinvest. I am currently waiting as I write this if todays showing which is over an hour late is a "go or not." Any advice on how to deal with this current agent? I'm still stuck for another 3 months on the contract with this agent.
