Thanks to all who replied.  Good and consistent advice.  On to another question:

Having had a previous rental in which the tenants totally ignored general good housekeeping protocol by not ever cleaning the dryer filter (fire hazard) or changing the AC filter (stress on system) I am wondering how to best insure that those types of things get done on a regular basis.  Since I will be an out of state landlord is it necessary to have a property manager to monitor or even perform these responsibilities or do any of you have an alternate solution?

Hello all, I'm new to this website and have a lot of questions concerning the do's and don'ts for renting a single family home. It will be for a 4br 3ba home with a pool in a gated community.  The home has been completed renovated just three years ago.  Being in S Florida it is subject to hurricanes however; the entire home has been 'hardened' with a new roof, impact windows and doors and a safe room.  First question: I have outdoor security cameras with one facing the pool area. I'm considering keeping the internet connection (throwing it in as part of the rent) so that I can monitor any regular maintenance on the property.  I think it best to redirect the pool camera so that it is not infringing on the privacy of my tenants.  Thoughts, ideas, opinions?
