Ok so the ends of the day report. Today I prepared another 100 absentee yellow letters to go out. I will put them in the mail tomorrow. I got two phone calls off the first mail out I did. I missed both calls, but called both back shortly. The first wanted to find out who I was, was very suspicious, in the end she just wanted to be taken off the list. The second didn't answer when I called and hasn't returned my call. I am researching Rebogateway and property radar to do my NOD mailers. Any suggestions?

Ok, so the mailing went out yesterday and the only call I got was someone who wanted to know who I was, how I got her information, and to be taken off the list.

Oh well, you gotta get the bad before you get the good.

Every job is going to require a different tool, by the time the year is over you will have quite the assortment. I am a General Contractor with quite a bit of experience in most trades and I can tell you honestly, hire a professional. It isn’t much to hire a plumber to fix something, but the damage you can cause trying to fix it yourself can be immense. If you really want to do it yourself I would say don’t buy any tools until you need them. You are going to have to go to the store anyway to get the materials, there is no reason buying a tool just to lose it.

For my first Mailing, like I said it is absentee mailers. I used a yellow letter with a handwritten font, I got it looking pretty good with layout. It is a simple letter. All it says is "Hi "owners name",

My name is Charlie and I want to $buy$ your house located at "property address" Please call me at [REMOVED].

I used a standard white envelope that my assistant hand addressed. I used true stamps. The mailing of 100 went out today.

Ok, I am a brand new investor. Just to break down where I am. I am a licensed General Contractor, I was a realtor in the past and recently have submitted my application to renew my RE license, I am a client of Fortunebuilders education, and I have a mentor. Financially I have very little funds saved up, but decent cash flow coming in. I have coordinated with my mentor that he will fund all deals that I find and we will split the profit. I just need to find the deals.

The methods I am going to use are Bandit signs, which I ordered and should be in next week, and I am going to use Direct mail marketing. I purchased a list from Listsource of absentee owners in my town with equity and got just over 1000 names. I am breaking those names down into 100 name groups. I am sending out 100 every Monday and 100 every Wednesday until they are done. I am using yellow letters and I am going to track the mailings and test the results. I am going to try different things each time I renew the mailing to see what gets the best results. Next I am going to buy a list that has owner occupied homes that have elderly tenants and start adding them to my mail list. I am also going to start sending letters to NOD list of foreclosure radar (or is it property radar now?) I am going to send the list every 6 weeks on the absentee and every 4 weeks on the NOD.

I am going to track the results, or lack thereof and post them here. Please let me know what you think of what I am doing and what I can do better, any advise would be greatly appreciated.

Gene, there is a investment club in bakersfield, it is listed on Meetup.com. It is hosed by Kevin Oliver. They meet one wednesday a month at Carrows on Oak.

In California you need 4 verifiable years of construction at a journeyman level experience. if he is the client you could work as a project manager instead of a gc and manage all the subs as you would as a GC. in CA you don't need any license to be a project manager. But you have to be a employee of whoever you are working for

I guess the real question is, do they work? I mean if they get a amazing response, maybe they are worth the risk. If the get a insignificant response, maybe they aren't.

Thank you for your response Brian. I am really open to most anything, but I feel my competitive advantage would come in with badly damaged houses.
