I keep seeing projects bleed cash because timelines are fuzzy. We started running 8-week sprints with defined milestones (demo, rough-ins, punch-list previews). Latest flip finished 20 days early—a $2,400 interest savings.
Happy to share the Gantt-style template if folks are interested. What other tricks are you using to keep contractors on clock? Thinking about adding a Friday walkthrough bonus for hitting weekly goals—anyone tried something similar?

I'm finalizing a $100k private note at 30 % APR to fund multiple flips (one property pledged as junior lien). Lender is a family friend new to real estate.
Term sheet basics:

  • Simple interest, balloon in 12 mo (option to renew 30 days @ 1 % fee)

  • Junior mortgage on a flip with $260k ARV, $175k FMV today PP $150k

  • Personal guaranty from me
    Would experienced lenders want both the lien and guaranty—or one or the other? Any Ohio-specific pitfalls recording a junior position I should know about?

Just locked up a 3 bed/1 bath in Garfield Heights for $74k. Light-to-moderate rehab scope is $26k; ARV comps pin it at $160k. All-in ≈ $100k → 57 % of ARV.

Rehab highlights: roof only 8 yrs old, mechanicals 15–20 yrs. Biggest lift is kitchen + bath refresh and LVP throughout.
Exit: DSCR refi @ 75 % LTV, rate ~8.25 %, payment ≈ 1300 PITI. Market rent (CMHA voucher) is $1,550.
Questions for the hive mind:

  1. Any hidden costs Cleveland rookies miss (water lines, point-of-sale)?

  2. Would you still hold if rates hit 8 %+ by refi time?

  3. Better to pay cash for rehab or wrap into hard-money draw?
    Appreciate any “gotchas”—I’ll post pics when demo starts.

Post: Paint on Hard Wood Floors!

Hi Bigger Pockets! I am currently working on my first BRRRR and while walking through the rehab I accidentally stepped in paint then onto my hard wood floors. Does anyone know a good way to get paint off hard wood without having to restore the floor or tarnish the stain? Any advice?

I am looking for a checklist to go through a property and know exactly what the rehab will cost (within $1k).  Are there any resources available online or do contractors/investors have this?

Thanks, 1st post, I cant believe I haven't used more BP in my investing career thus far, so much valuable info! We did $20,000 of rehab with the new wiring plumbing, rear porch, landscaping, garage teardown & drywall. There is roughly $20,000 left in rehab including windows, floors, a new kitchen and bathroom. We are starting our first BRRRR property in Garfield Heights 44125. Contractors come next week!

 Hi Caleb, Thanks for the Reply.  The house was vacant for 5 years with a new roof (5 years ago).  This one was strange because I ended up splitting the companies and partners involved in the deal so we liquidated halfway through the project.  We specialize in auction properties all over Ohio but specifically in cuyahoga county.

What are people using for their CRM tracking to stay on top their deals.  I have found that FlipSystem offers a free deal calculator that does an incredible job at showing the deal breakdown and exit strategy numbers.  I am looking for a system (or plan to create) with checklists to go through the deal process.  This is to be very detailed so anybody could tell you the next step no matter what the project is.  

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $25,000
Cash invested: $45,000
Sale price: $70,000

Foreclosure auction. did half the flip work, sold with new walls and new electric/plumbing.
