Hey everyone,

I wanted to get some feedback on an idea I’ve been thinking about. My sister and I are both considering using separate FHA loans to purchase our own 4-unit properties. The plan is to each live in one unit for the first year (to meet owner-occupancy requirements), then move out and rent all four units once the year is up.

Once the properties are fully rented and generating solid cash flow, we’d use that income to gradually purchase smaller single-family homes outright (no financing). The long-term goal would be to eventually sell the multifamily properties once our cash flow reaches a certain level and transition to being completely debt-free, living off the rental income from the fully paid-off homes.


Does this seem like a sound strategy from an investment perspective? Are there any potential issues or details we might be overlooking?
