@Benjamin Louie Criterias are : cash flow/market appreciation/good schools/family oriented for SFH rental/economy like big business in the area

Upon months of research.. and knowing our criteria of what we want and are looking for.. there seems to be so many great markets to choose from. How did you all make the decision to pick a market as a first time investor?! I feel stuck but also so ready to just make the jump. I'm so afraid to choose and then not be able to rent it out.

@Jonathan Taylor Smith Thannk you! I just finished this Chapter in my BiggerPockets book! Definitely something to consider-at least small value add projects. Not sure I'm ready for a full project since I live in CA and don't have a lot of time to invest right now.

Actually looking at Raleigh funny enough! I’m based in Orange County, California, so I’m looking to invest out of state. I feel confident in the assumptions I’ve been using for my analysis—factoring in both regular and non-regular expenses—but where I may be missing the mark is on comps and really nailing down what the rent should be.
Since this will be my first out-of-state investment, I’m not looking to take on a rehab project just yet, though that’s definitely something I’d like to pursue down the road.
