Hey Chelsea, we've converted garages and also built new ADU's. Tallac Village is a great spot, I have a rental over on 62nd St. Happy to jump on a call and answer any questions.

I appreciate that response. All of that makes total sense.
The garage conversion was mainly started to create a space for me to live so I can rent out the main house so I am not carrying the mortgage alone and don’t have to resort to renting and paying someone else’s mortgage.
I do however hope that property values in this area will increase over time as I see a lot of growth in my area and diverse quality of housing on my street and surrounding streets.
I have an appointment with an appraiser to provide a before and after in order for me to have a clearer picture of the position I am putting myself in. I just wanting to be sure I am heading in the right direction.

What are everyones thoughts on Ocala, FL? I have been recommended to look there for potential rental properties. So far after punching some numbers it looks pretty attractive.

Pure cash flow is about 500 using conservative calculations.

I am looking at a property in the North Collinwood area of Cleveland, Ohio. Im told it is a C-/D+ area.
I’m wondering what everyone’s thoughts are on this area.
The numbers for the property make sense. My agent has brought me the property before putting it on the market.

I am a prospective buyer in the process of making an offer on a multi family unit.
I was able to read the current lease agreement for one of the tenants currently occupying the property.
There was no security deposit obtained.
Is this a red flag?

I'm searching for a good BRRRR deal in Cleveland, Ohio. I've been informed that some appraisers have been lowballing their numbers making the ROIC less than what was desired or expected to repeat another BRRRR.
Can Cleveland investors comment on this?
