Hey BP community,

I own a property in the Tallac Village neighborhood of Sacramento. I'm considering converting my detached 400 sq ft garage into a legal ADU so I can live in it and rent out the main house. I am overwhelmed dealing with contractors as I am going about this alone with a full time corporate job. I've contacted a couple adu companies and their pricing is up there.

I want to make sure this isn’t a case of overspending for limited upside. Any advice or lessons learned would be hugely appreciated!

Thanks in advance 🙏

Hey Chelsea, we've converted garages and also built new ADU's. Tallac Village is a great spot, I have a rental over on 62nd St. Happy to jump on a call and answer any questions.

Hi Scott!
I would appreciate that! What contact method do you prefer transitioning from BP?

I appreciate that response. All of that makes total sense.
The garage conversion was mainly started to create a space for me to live so I can rent out the main house so I am not carrying the mortgage alone and don’t have to resort to renting and paying someone else’s mortgage.

I do however hope that property values in this area will increase over time as I see a lot of growth in my area and diverse quality of housing on my street and surrounding streets.
I have an appointment with an appraiser to provide a before and after in order for me to have a clearer picture of the position I am putting myself in. I just wanting to be sure I am heading in the right direction.

What are everyones thoughts on Ocala, FL? I have been recommended to look there for potential rental properties. So far after punching some numbers it looks pretty attractive.

@Jacob Graves

Duplex, Asking 70 but can probably get it for 65

Needs about 4,000 in work

Pure cash flow is about 500 using conservative calculations.

@Ricardo Navarro my property management company manages quite a few in that area.

I am definitely still skeptical.

I am looking at a property in the North Collinwood area of Cleveland, Ohio. Im told it is a C-/D+ area.

I’m wondering what everyone’s thoughts are on this area.

The numbers for the property make sense. My agent has brought me the property before putting it on the market.

I am a prospective buyer in the process of making an offer on a multi family unit.

I was able to read the current lease agreement for one of the tenants currently occupying the property.

There was no security deposit obtained.

Is this a red flag?

I'm searching for a good BRRRR deal in Cleveland, Ohio. I've been informed that some appraisers have been lowballing their numbers making the ROIC less than what was desired or expected to repeat another BRRRR.

Can Cleveland investors comment on this?
