Hi Mason! I am from Cedar Rapids, but I live out of state. However, I invest in Cedar Rapids.

I currently have 4 SFH rentals and put in a offer for a fix and flip and waiting to hear back about that.

The market is super hot right now, houses being sold for asking price (or more), unseen, and within a couple of days if not hours! Too many buyers, not enough sellers. 

So with that being said, you need to figure out what your 1)budget is 2) how you want your properties (turn key to fill immediately or doing the BRRRR strategy) 3) finding a good team (realtor, property manager if your going that route, contractor for BRRR's, etc) 4) are you creating a business to do this or just personal, if business, all the other paperwork that follows.

Once you have that in place, (and you might not have it all lined up, that’s ok too) but if your looking to buy right now, if you like a house, you need to pull the trigger quick and commit. It’s a bumpy but fun ride, promise!

***Not sure how the other markets are within Iowa, but I know it’s a sellers market so I’m assuming it’s the same all around. 

I am looking to buy in Cedar Rapids, Iowa. I am planning to buy a house and then use it for long-term rental.

Is there an agency in CR that specializes in being a realtor AND a property management company? I am looking for someone that can help me buy the right house, then help me fill it quickly with tenants.

If not, what property management agency do you recommend?

I have also seen that houses have to go through a rental inspection from the city. Are those easy to pass? What is the common thing that doesn’t pass the inspection? Does it cost money and how often does a house need to be inspected?
