Why not just do the whole house? It will do better than a single room. Have you checked the regs around STRs where it is located? I would start there to make sure you can STR the place.

It doesn't make any sense to rent a single room at a single room rate when there is a whole, empty house involved. You should look into renting the whole place.

I am guessing that trying to self manage from a distance is making you nervous? I will tell you that doing the whole house vs the room is about the same IMHO. 

Totally understand. We have family in the area still, and we try to come by once a month to see them. We wanted to still be able to stay at our house when we are in town for convenience sake. Also we aren't sure if we are prepared to turn the whole house into a rental yet. There is a list of things that need to be fixed/redone (fence, master bath, etc.) We would like to rent out the whole house in the future, but as a long term rental and not fully furnished, once we have fixed the things that need it.

Ok, so more info on that. Is it empty otherwise? Do you have others in there? It is a little confusing. Would you be renting a single room in an otherwise empty house?

 Right. The house is fully furnished, but none of our valuable items are in it. The room is also furnished with a bed and drawers. We are working and living out of state at the moment and for the next few years.

The short term rentals are a lot more work than the mid term rentals but it is a nice mix.

Since we are sharing our home, we have a home sharing agreement that our guest signs for the mid term rentals. It covers everything from the specific start and end dates, quiet hours, common space sharing, overnight guests, etc. 

Keep in mind that month+ rentals are usually covered by state laws governing tenant / landlord rights and responsibilities. In the eyes of the law, any legal conflict between you and your guest will be treated as a landlord / tenant conflict even if the rental is a room in your own home.

My husband and I are planning on putting one the rooms in our house on airbnb, either as a short term or medium term rental for travel Healthcare workers and such. We would like any tips, tricks, do's and don'ts for those that also rental out individual rooms in houses.

We have not determined our exact investing goals yet, but we are leaning toward starting with a small long term rental and then working from there to build our portfolio. We are hoping to have a decent portfolio built in the next 5-10 years to help supplement our income and hopefully give us some more free time from our 9-5 for when we decide to start a family.
