Ok. I have a duplex with 100% equity. Should I try for a LOC or a cash out finance? Is there an advantage to one or the other? Where would I look for this loans? Thanks Cheri

Anyone used Fairway Independent Mortgage Corp?

We are thinking of using them also.  Any updates?  Also, what are the alternatives for private financing for 30yr loan for duplex purchase with no owner on premises?  Just wondered what everyone is using.

If you are using hard money, I assume you could not get traditional funding in the first place.  Why would you be able to get refinanced?

Thank you all for your help. We are asking for preapproval for 300k. InTrust Funding said:

5 month 2pts, 7 months 3pts, 9 months 4 pts

Fees $2k

Interest 1% per month  

Problem is by time hard money loans approved - property already sold  InTrust says they can fund in 48 hours still talking to them
