Good advise JD Martin to not have the tenant clean it. Makes total sense for too much soap and water residue is not good for the carpet and could attract dirt in the future.

This was our home before we turned it into a rental investment. Currently the carpet is 6 years old and is wearing well.  I am an interior designer by trade so purchased high end residential  before we knew we were going to rent. It is a  tight  loop and twist, with a low pile.   A family of 4 lives in the home and they are less hard on it then my family was.  I used a memory foam pad with a water proof barrier so stains can not penetrate into the pad. 

All that being said, carpet technology has improved vastly in the last 3 years and there are now stain proof carpets available. There are many pads available now that will not aborb the stains so the stains will not come back after you clean.  If you have a lux rental it might be worth purchasing carpet for a bedroom but the cost will be more than the new Luxury Vinyl Tile(LVT)  Floors which are so popular now for durability.- but be careful, the low end ones do scratch!   The only way to fix these is to cut out a panel  and put a new one in so be sure to save any extra material on the LVT's 

Try Karastan corn silk fiber carpets if you must have carpet.  They wear and clean like plastic and they are soft.  Even red wine won't stain. They will get spots but can be cleaned so get a darker texture for visual benefit before cleaning. 

I think I will just tell the long term tenant that we need to have the carpet cleaned since they have been in 3 years.  I'll let you know how it cleans up.

We have our first rental property and our tenants have been in there almost 3 years which is longer than we expected.  The question is how to inform our tenant that we would like the carpet cleaned?  We want to preserve the quality of the carpet as it is a high end residentural quality which should last at least 12-15 years.    Next time we rent out this unit with a new tenant we will include a requirement to clean the carpet once a year, but what should we do in the mean time?  Tenants had a 2 year lease and are now month to month.
