Post them on the Facebook garage sale sites.  There are plenty of people who would by them if the price is right.

I ran through this same process with JP Morgan Chase.  I finally got an answer but you won't like it.  They explained to me that they are not listing some of their properties for sale until prices come back up and they are holding these properties to keep inventory lower in an attempt to raise prices.  It makes no sense to me and perhaps might be counterproductive on their part but that was the answer I was given that made me stop pursuing their bank owned unlisted properties.  So if it isn't listed, you are probably not going to find anyone who will sell it to you.

Hi there,

I am also from Cheyenne, WY. There is a lot of potential in Cheyenne, but is more difficult then most states to do market research. If you ever want to chat, feel free to drop me a line. Also be sure to check out your local REI meeting, and if you wanted added to the list for the one here, send me your email address.

I think the best advice for any investor is there is no RIGHT way or EASY way to invest in real estate. Do your research, ask questions, network with others,  find YOUR niche, and do not grow quicker then you are capable.  Develop a system to help you streamline your processes so that you can eventually hand parts of your  business over to others in an efficient way.

Wholesaling can be a tricky business, make sure you know your laws inside and out.  There are a lot of legalities with wholesaling that people generally do not mention.

Determine your monetary risk tolerance and worst case scenario for each deal you do.  Always have at least three exit strategies on any deal.  Always do your due diligence.  Never take anything at face value.  Remember you get what you pay for and sometimes taking the cheapest option in something is going to cost you big later on.  Be very nice to your city and county officials, you may be seeing them a lot!  Not everything can be found online, you may have to go back 200 years to find a solution to a problem.

Hope this is what you were looking for and if not perhaps it will spark some questions.

I have bought property without an agent in Wyoming. I went to the Title company, got a FSBO packet, filled out my portion, they filled out there portion and we closed two weeks later. This was a cash purchase, financing will add time and additional details. But I would call a title company first and see their thoughts, they get paid the same whether you use an agent or not.
