anyone with advice on making my passion a reality with the financial part?

Hi Cheryl Abplanalp here. I am 45 years old and have always had a passion for real estate. I held a sales persons license about 15 years ago but due to family responsibilities at that time was not able to dedicate the time to being successful. My children are now grown and I would like to pursue my passion. Looking to pursue the investment area, focusing on home renovation, and rentals. To take an older home with history, that has been run down and to revitalize it just seems so rewarding. I would like to give back to communities of depressed areas and make them buzz again. Since I am still paying college tuition bills for my children I lack up front money, but feel a calling now to make it happen
