Has anyone done a TIC conversion? The opportunity we have is $4Million for a 20 unit apartment building which will be resold as TIC units for approx $$395,000 each.

Lots of interesting responses.  For what it is worth, I'm in California and I would not get involved in purchasing a property with only one bedroom units,  but it might be different in your area, and might be just fine for student housing.

Does anyone have experience converting apartment buildings to individual condos?  For example, if you bought  a 20 unit apartment building  for $300M and converted it to condos selling for $400k each (this is California) sounds good, but what pitfalls should we look for? 

We all have success stories, but what about the costly mistakes, the bad judgement, the failure to understand expenses.. Before I get back into real estate, I'd appreciate hearing from any of you that have made big mistakes.  I'm in Santa Rosa CA  Thank you.
