@Jonathan Taylor Yes! There are still deals to be had. There are a lot of different pockets of investors and investor friendly realtors- However, because it is a tight knit circle of investors. Low property taxes, low cost of living, all zips have high rate of appreciation and there is a mass of people coming ASAP to live here due t the Space Force Command, Facebook Data Center, Redstone Arsenal, and the FBI being headquartered here and employing many new people. Its def being flocked to, but don't let that steer you away from cashing in on the prices now. You can still get a SFH deal for under 30k. which markets have you narrowed it down to?

@Brandon Hardiman Were you asking from the buyers perspective, preemptively seeing if the potential pre qualified buyer makes an offer and the appraisal does not match the offer? Or are you curious for the total amount? Please Pm me if you'd like any help! I am very curious now (:

@Brandon Hardiman In my experience, It is not SQFT driven, but more so renovations and upgrades. Having wood flooring rather than carpet is a big one. An example being : If two homes in the same neighborhood are going up for sale, and the appraiser will be appraising both properties, here's the deal- They are identical in every way, fenced in yard, wood flooring, etc- except one has a Garage. In our local market we can safely say that a garage is "worth" up to $10,000 on the purchase price. So the end result of that appraisal, you would see the one without a garage be 10k less, but ultimately, it's up to the sellers and agent who listing the property. They make the prices, they control the listings and market imo

@Lane Kawaoka Hey from Huntsville, and you def bought at a good time. 2018 are the days! But Huntsville is an exploding market and what people don't realize is that we are about to start seeing "the drive" where people moving from OOS are willing to drive 1+ hr. to work, so being well versed in your tri county areas will benefit you well. 

I own in Madison, work in Huntsville and eventually plan on owning in Huntsville and Surrounding areas, like limestone, harvest, Meridianville, hazel green, Owens cross roads, toney, etc. I am excited to see this growth!

which is almost 2 hrs- little less- from Chattanooga, Please reach out! Ive lived here very long and was a Native SOCAL girl 

that uprooted to the south. I have stayed ever since!!

Im in Huntsville, I think this is a great idea! There's so many families moving in from out of state, plenty of whom will be seeking UA as their primary choice college, and then needing to rent briefly to view and visit campus....you got yourself a little gem!

@Gretchen Guarino I agree with most of the cities you've listed. I am located in Huntsville, Al and can confirm it is a hot market now. Last year, you could buy/sell without worrying so much if the offer would get accepted. Now, its a "fingers crossed" situation when there's a new property for sale, its a shark fest! Got to get in with the investors and see the off-market properties before they get actively listed and thrown to the sharks. The investor circle is more tight knit around here, maybe because its the south, but a lot of them are weary to have so many out of state investors buying up their land and homes and renting them out at maxed prices. Plenty of homeowners here still charge, month to month $400 rents in areas ARV for $1,200 rents! Its insane. Agents must control the listings, because: Huntsville is now a sellers market.

And we are about to start seeing "The Drive" where the people moving to our town are ok with driving, 1 hour/1 1/2 hours to work and seeking property in the areas adjacent. Being well versed in these markets help tremendously so that way you know for certain that's a good deal, that's not, etc. 

@Cody F. Hey from Huntsville,  I believe that those sites you listed as legitimate above would work great! I am sorry to hear that happened to you. Please reach out if you ever wanna go over the industry woes and see what all we can do about it!!!! Alabama has a strong investor circle and I believe things can change with a gathered movement

@Bob Stevens I would love for you to speak about this Huntsville Market. I am sure you have done your homework and the numbers don't lie- 

however, the community and environment surrounding these markets make for great exponential growth spurts, but does it last? 

I am not familiar with Cleveland, and wont speak on it anymore but I am curious if Cleveland has the same economic status as Huntsville? We have the FBI, Facebook, Google, Space Command, Redstone Arsenal, and more that keeps our little Pleasantville floating the way it has the past 20 years. Our economy was not affected by Covid in regards to evictions and job losses, our cashflow through the community is here to stay. The cost of living is great, there is not trash on the streets and sidewalks, few homeless- even then, they are well kept by the volunteering community. Huntsville was founded by rocket scientist and engineers. This city is projected to get bigger and bigger. 

Eventually, our rents will be 950-1500.....but we still live for very little here. 

My 4 bed 2.5 bath 2,800 SQFT home was bought for 151,500 4 years ago. The neighborhood has appreciated and surrounded by all top schools and landmarks, but its worth over double today in 2021. I am thankful to have gotten in this market early, but each market is so different and unique in their own way, I told you what's special about mine. What makes Cleveland the place to focus my investing efforts into? Why is rent 950-1500?

I love a healthy debate, but I still disagree with Cleveland being the best. Huntsville is just too much of a little country gem for me to look at another market without the kind of diversity and culture of Huntsville, AL.
