FROM MY UNDERSTANDING EARNEST MONEY IS GIVEN AS SOON AS THE CONTRACT IS ACCEPTED AND IS USUALLY EITHER CASHED BY THE BANK OR HELD IN ESCROW BY TITLE COMPANY WHICH I SUGGEST.(TITLE COMP OF YOUR CHOICE RECOMMENDED.). IF THE DEAL FALLS THROUGH THAN THERE IS A LIKELY POSSIBILITY THAT YOU WILL LOOSE YOUR EARNEST MONEY, BUT THATS WHY YOU TAKE A EARNEST MONEY DEPOSIT ON YOUR END BUYER

remember that with flash funding you have to factor in the 2-2.5% fee along with processing fee into your profits.

hello. has anyone used the mls system to advertise those properties on there own website to generate buyer leads? In other words if there is a good deal can you advertise it on your own website or another wholesalers website. thanks.

thanks to all that was helpful. I will continue to market myself for buyers. I will also talk to my realtor for those unlisted properties. thanks again for the advice.

thanks for your prompt response. I just get frustrated with the fact that I see a great deal even 1dy old and already has offers on it. like I had said I am working with a realtor who only does reo and hopefully she will send me good deals. we'll talk more this week.

I have access to the MLS and look for deals all the time. I am a new wholesaler in orlando,fl.. It seems like deals that I think are great already have several offers even though it is 1dy old. Can anyone help in determining how to place offers quicker than everyone else? I am working with a realtor at the present time.
