Hello Bigger Pockets Community!

I recently purchased a split level home with an ADU to live-in renovate with the goal of BRRRRing. While beginning the process I realized the split levels could accommodate two separate units. The first barrier I am concerned about is the zoning, I expect I will need to obtain a zoning variance. Does anyone have any experience going through this process?

I plan to call the zoning officer on Monday, but everything I know has just been from web articles. It would be great if anyone could share advice, or stories of doing something similar.

The property is currently zoned R-3 Residence with the township, but the property record card I got from the county has the property Type/Use listed as 2 Family...
