Don’t hire a property management company

Train an assistant

Teach them how to market properties and get leads.  Then how to show tenants and bring you qualified prospects.  Then you run their background and collect checks.  Pretty easy

Then when repairs are needed, have them go inspect the property, call the numbers of the contractors from a list you give them, get estimates, and follow through with repairs

And pay them a certain fee for these tasks

Everything is negotiable and there are a lot of people out there who would love this part time $$$

I would find a few general unlicensed guys who are good and reliable

I have a couple who charge me $100-125/day for various work like painting, cleaning, installing closets, etc

Had to buy with cash, because nobody would lend in the area, especially on 10k houses. 2 years ago I was finally able to start refinancing.

Now the market has turned and I get inundated with postcards and calls from investors. 

Thanks for the reply.  I don’t know anybody who lends on $10k houses even in good times

I have multiple lenders that will lend 100% of the purchase and rehab if the deal is right
