I Am actually doing my first travel assignment now in Austin (trying to renegotiate either they pay me Crisis Pay or send me to one of their facilities that really need me for crisis pay). I have considered just doing travel nursing for investing. Love the business.

Thanks Anna for responding, that is a great viewpoint and thats awesome you are a CNM, I have a few friends interested in that. And I have struggled with that mindset currently about the dollar cost analysis. I've looked at it several ways. 

1) I can make good money in bedside nursing while spending the 3-4 yr and $200-$300k in schooling cost i would save by not going back to school and invest in real estate. I would hopefully build up a good business by doing that. 

2) I could go back to school, while I'm school passively invest on the side if I'm able, and graduate making 2-3x the ammount of money I could as a floor nurse, then just postpone building a true real estate business. 

A great benefit i see in option two, is while making great W2 income, i would also have the benefits of a w2 worker, i.e- matching 401k, health insurance. Etc.. which i wouldn't get if I were to focus more in full time investing. 

And yes I currently own real-estate. I just turned 25, have a house hack duplex, and a BRRRR house I just got rented out. I hope to get married in about a year, and if I go back to school, I plan to buy another house hack wherever I go to school at.

So I just wanted to see if there are any CRNA's, RN's or any other Healthcare workers out there who are crushing it in real estate and small business. Would love to connect!

I am currently an RN working in Cardiothoracic ICU and would like to go back to school for CRNA. If anyone who is doing well in investing and business has any insight on their journey of growing as an investor/business owner, while also growing as a skilled Healthcare worker I would love to hear it!

So I am looking to buy a property in Houston, TX for my mom to live in. Originally I was going to try and find a fixer-upper property to buy, but since looking; I have several condo's for $40-70k. Does anyone have any experience with buying condo's? What are some of the things to look out for during my due-diligence? What exactly does the condo fees include? Any help would be appreciated.

Thank you all for the input; luckily @Jeremy VanDelinder was awesome enough to drive up and walk the property with me. He was very knowledgeable and took the time to explain what he was looking at and what we would need to do to fix the damages. Unfortunately we were told the fire was almost a year ago and that documents are either lost or not available. And with sitting there that long, there is mold growth. Good property for the right price, but they are still asking way too much.

Been wanting to get into fix and flip/ BRRRR investing and just saw a property that I think has some great potential for a BRRRR, but since I have no experience doing a rehab, I would like some input.

just found a 4plex that had a fire in one of the units which that unit is destroyed, while the other units just have smoke and water damage. They are asking $90k for the property. Older 4plex's have been going for around $180k while units built in 90's early 2000's have been in the $200-250k range. 

anyone have any experience in rehabbing fire damage structures? What might I expect in rehab cost? Other than a basic remodel, what would I be replacing? Roof, electrical, drywall, plumbing, etc...?

I just bought my first property, so I am not a source of authority by any means; but here is my opinion. You need money to make money in real estate. While you can invest other peoples money instead of your own, I don't think you should risk other peoples money unless you are a pro, or have the potential to take a loss and pay your investor out of your own pocket. Your first investment should be in yourself, so spend a little money, buy a couple of books, network, and get educated. Obviously bigger pockets is full of free education, so start there, but maybe buy a couple of the books and start reading. I also recommend listening to some of the bigger pockets real estate podcast, but also really dig deep into the bigger pockets MONEY PODCAST. Get a firm financial foundation first while you are gaining knowledge and networking. Only then start investing. You should have a safety net of cash reserves, Dave Ramsey recommends at least $1k emergency fund, then 6 months worth of bills set aside. Even Brandon Turner in his No and Low money down book says that when you invest with none of your own money, that doesn't mean you should be broke, you need to have some cash saved up. But awesome start, recommend house hacking if you can, reduce your highest expense. In Short... 1) INVEST IN YOURSELF FIRST.. 2) Get educated ( books, network, BP Money Podcast & BP RE Podcast) 3) If the $1K is literally all you have saved up, DONT TOUCH IT. Have that emergency fund. 4) Once you get a little money, you can use an FHA to buy a small multi family, live in one unit and rent the others out.
