From experience, in-state is the best for a first deal. However, as you grow in experience as stated by another member if you build a solid team out of state, it then becomes less of a risk. Best to you as you embark on this new endeavor!!

Hey everyone,

I haven't posted on here in a while, as I have been getting adjusted to full-time Real Estate sales. It's been good and crazy, but I am not crazy about it. I ultimately got my license to get into flipping with the goal of funding more buy and holds. 

I am looking for 5 people who would be willing to spare 5-10 minutes of their time over the phone to tell me what the single biggest lesson you would give your younger self in regards to real estate investing. In this case, you can act like I am the younger you! Lucky you and me! :)

I am currently communicating with a Real Estate Investor locally and that was his challenge for me for the next time we meet. Please reply and/or PM if you can help me out!

@Tim Jacob Welcome to BP! Congrats on your duplex. Getting a few properties in this area would certainly be great. I love it here! Compared to many other places the market is fairly stable. Lynchburg is a great place to invest. I am certainly interested in attending REI events when I can.


@Bryan Scott It's great to meet another LU alum! I hope that the search is successful for you! I can relate to wanting to combine business/pleasure trips. I make sure to see all of my friends whenver I am in Lynchburg.

I have a management company (Lighthouse Properties) that I use, but as far as a contractor... I used my dad's company. He is based out of the DC area, though. For my next property, I am going to find a local contractor.

@Justin Lenk That is a great idea! Do you have any recommendations for REIA in the Montogomery/Howard/PG/Ann Arundel counties? I live 5 minutes driving distance from all the county lines so getting around isn't a problem.

@Richard Bailey It would be great to be able to meet up one day, so I can see how you got started here.

Also, checking out your project could prove to be helpful.


@Bryan Scott Thank you! I've have owned the property for about a year now. I want to focus on Lynchburg for my long-term goal, owning rental properties for the residual income. House prices there are extremely affordable and it is a college town with LU (my alma mater), Randolph, Lynchburg College, and Sweet Briar (not too far) so students are always looking to rent. Many even end up staying for a few years afterwards because of how affordable it is. What peeked your interest in Lynchburg?

I do want to get into the DC area market for flips and maybe hold a few properties here as well.

Hello from the DC area! I am a newer real estate investor. My market of choice is in Lynchburg, VA (3 hours south of DC), where I have my first property. It is a duplex and I couldn't be happier to have purchased my first place at the age of 22. I am currently living back in Maryland with my family and I am looking for someone that I can shadow and learn new ways of making money in any market from. I am newly unemployed, but I don't see that as a bad thing. I see it as an opportunity to do what I love full time, real estate. I am pretty familiar with the DC area and would love to meet with someone here to learn even more about investing here. Christian

Hello, 

I am about to make an offer on my first investment property within the next two months, hopefully. I am wondering if anyone knows a good place to look for leasing agreement templates? I wouldn't mind making necessary changes, but I really want it to be very thorough and cover things that I might not think of right away.
