Hey Everyone, I am a beginner investor based out of Raleigh-Durham, NC looking to get into multi-family property investing. I plan to start with small multi-family units, and have looked at a couple deals in my area. One of my biggest questions is what was you all’s experience with receiving/analyzing a deal with current tenants already residing in the units, but you know you want to do rehab and renovations? How did you go about completing the rehabs, and how did you handle the tenants? Thanks, I look forward to the great knowledge!

I would recommend listening to multifamily investing podcasts and reading books about syndications. Tons of content out there about these items and more. I think people really underestimate how valuable books are and how much value you can receive from spending $10.

Thanks for the feedback, I will definitely look into finding some. Do you know any good podcast on multifamily investing?

chris I have not run into this yet but I do have duplex I would like to add egress windows to that I bought already occupied but with low rents compared to rest of the market. The tenants have been great. Initially I thought I would try to non-renew and work on adding those things but instead I just raised rents to market rate knowing I could either get good rents and they stay or I would be able to start that renovation. They have elected to stay so I am excited to be rolling in more cash flow!

Thanks so much I will definitely look into trying that when it’s time, I appreciate your knowledge!

Thank you all both for the great information. I will definitely use this to my benefit!
