@Bjorik Mutize Property is in good condition, rental market is good for what it is. Not many 4 bed/2 bath in the $850 range around there.

@Bjorik Mutize I have no holding in the property, nor do i get any money. My parents just want to sell it and eventually move to another state. However, I would hate to see them pay capital gains just to sell and sit on money for awhile... I thought I'd post here and get some insight from people that have much more knowledge than I do.

@Todd Powell Not my inheritance. Just another house they have that was purchased in the 90s. I obviously want what's best for them, and I know I would 1031 exchange, but they want to move to another state. I just don't want them to pay capital gains! They are not wanting anymore tenants because Dad wants to kick his feet up and chill. 😂 Stock market is strong now, but definitely don't have control over that market at all.

Good day all! Parents have a second house, paid off, 1450 SQ ft. 4bed/2 bath. Built in the 50s renovated in the late 90s, Rents for $850. They plan to move out of the state. Appraisal @ $110,000. 1031 exchange? Rent out? Sell and invest in the stock matket? Any suggestions and insight welcome!
