What are the typical financing requirements for a mid size commercial multifamily. 8-24 units? I have heard many people talk about 25% down ect. But are there any other requirements on personal income. I know for single family residential approval is based upon personal debt to income ratios. So for a mid-size multi-family would they base it on down payment and income it produced? For example. If an investor had 150k to invest would that mean approval would be up to a $600k building?

All fellow agents out there what have you found to be the best prospecting methods to build your business as a new agent. Here are a few things I have tried. I do have a big Facebook spare but most of them I am not close with and have no numbers. Mainly acquaintances. I do not know how to reach out to them though.  I have tried the following. 

  • Door knocking. Just listed/Just sold.
  • Cold call expired listings: Not much luck here yet.
  • Facebook marketing
  • Open houses- Must people have had realtors.

I also use some lead sites for buyers but have not had much luck. However I really want to make my main business on listings and just help buyers I get from listing calls. 

What is the best way to get listings? any advice would be great!

I cannot seem to find much info about the schooling requirements or income potential for Home inspectors. 

What is better, the home inspection business or Real estate sales from an income opportunity stand point. Who typically makes more?

Does anyone do both?

Any insight would be great.

Where can I find some good Cold call/ Prospecting scripts to use to generate new business.

Also, I am wondering if anyone has used mass direct mail to get listings. Any feedback or tips would be great.

@monica I know this is an older post but what advice would you give someone working as an agent who wants to become a broker?

In my state you cannot work in a home office. It is one of the requirements to have an office space. RI is known to be difficult lol.

Yes I am an agent. And yes those requirements are not an issue. The start up cost and running cost are my main concern.

I am wondering how expensive it would be to become an independent broker? Has anyone looked into this? No employees just you.
