I have some investors that are helping me open up my own house flipping company in San Antonio, TX.  Now that we are getting the ball rolling, I was wondering if anyone has any recommendations for the following in San Antonio.

1) Wholesellers

2) CPA

3) Real Estate Lawyer that can help with company and real estate

4) Good hard money lender

Lavaca is one of the top neighborhoods in San Antonio. This property is within walking distance of restaurants, bars, downtown, and the riverwalk. This is a great flip opportunity. I have already gotten official bids from a general contractor and I have them broken down exactly directly from him. This house is a total makeover and I already have the floor plans for the renovation. The ARV is $244/sq ft and $350,000. The official bid for everything is $92,241. That leaves a gross profit of $73,000. This is a great spot to flip it immediately or rent it out and let it appreciate especially with the new Lone Star construction beginning soon. This deal is ALL CASH.

I am currently an investor in San Antonio, TX. I have 2 lots under contract and already have a plan for both lots at the moment. Depending on how much money I can raise will dictate which project is what for each lot. I have 4 potential investors but will need to write a business plan to give to them as well as the bank. Do any of you have a template you follow. The plan is to build a triplex on one lot and rent it out for a few years and sell it. The other lot will consist of commercial area on the first floor for a restaurant or bar or something and then two units above it. The triplex will be for me and I will use FHA for it but it's the other property I will be using investors for.

Since it is commercial on the first floor, I will have to get a commercial loan.  I am tempted to just do a triplex to keep it residential.  

My next question is how do you handle property while using investors? Do I create a LLC and have it under the company name and have it guarantee by the investors. I won't be able to qualify at the same time for both if they are both under my name.

The comps for 2 BR are around 1800-2,000 while 3 BR are around 2,500. My realtor is saying you can have three young guys in there splitting it but I'm not sure. If I'm able to rent it out, having 3 BR units makes the most profit obviously but my concern is getting them rented

I am building a triplex in San Antonio and was wondering what type of units you find best for renting. We are looking at building a triplex that has one 2 BR 2 BA unit and two 3 BR 2 BA units. I'm just having a hard time imaging the type of people the 3 BR 2 BA unit will rent out to. This is an area of mainly young professionals

I have come across a unique opportunity.  I reached out about a lot for sale and I wanted to build a triplex.  The lot is only 4040 sq ft which is pretty small but it's in a hot spot of town that is near all of the bars and restaurants and a group of investors are building across the street a townhouse facility.  This area is great now but even up and coming.  The seller of the lot owns the lot next to it and he approached me about doing a partnership.  Here are the two scenarios

1) I buy the one lot for 100k and build a triplex for about 250k which would be a total of 350k.  Each unit would be 2 BR 1 BA and rent for between $1300 and $1500.  The cash flow would be about $13,000 per year the first few years as everything is brand new and there shouldn't be too much in repairs but I designated $2,000 towards repairs. 

2) The buyer basically owns the land out right.  He owns one fully and owes a little on the other lot.  We would rezone the two and build an 8 or 9 unit apartment complex.  The unit would either have six 1 BR 1 BA units and two 2 BR 1 BA units or just nine 1 BR 1BA units.  I rent about a mile away and I pay 1300/month for a 780 sq ft 1 BR 1 BA apartment.  I am trying to do a cash flow analysis but I'm not sure how much to designate to insurance.  So it's hard for me to do a cash flow.  I'm not sure if it's a lot more expensive for commercial apartments.  Also, I'm not sure if they are taxed differently with regards to property taxes.  If anyone has built or owned a commercial apartment complex, feel free to chime in and give your thoughts and opinions.
