TLDR: Adwords can work if you do a lot of testing and have a really good landing page, combined with good Ad Copy and Keywords.  Typically requires taking some losses to discover what works.

Adwords can work well. Just use a really good headline for your ad. 

You'll need to do some testing.  Maybe something like:

"Tired of Overcrowded Resorts? Discover Your Private Oasis in Waikoloa!"

Then you'll want to send them to a really nice landing page with your listings, some testimonials, "check availability" or booking options, with additional info, and perhaps specials. 

* you may consider including a video of someone talking directly to the new lead, because people tend to connect with people

I've found, the way you decide to structure your ad funnel is typically contingent on the strategy that already works best for you when acquiring new clients.


Couple the above with good keywords like: 

  1. Waikoloa vacation rentals
  2. Luxury vacation rentals Waikoloa
  3. Private vacation rentals Hawaii
  4. Beachfront rentals Waikoloa
  5. Ocean view vacation rentals Hawaii
  6. Family-friendly vacation rentals Waikoloa
  7. Exclusive vacation rentals Hawaii

Along with "Negative Keywords" which will save your budget from getting eaten up by people not truly interested like:

  1. Jobs: -jobs, -careers, -employment
  2. Long-term rentals: -long-term, -year-round, -extended stay
  3. Real estate: -buy, -sell, -property, -homes for sale
  4. Property management: -property management, -rental management
  5. Timeshares: -timeshares, -timeshare rentals, -timeshare ownership
  6. Bed and breakfast: -bed and breakfast, -B&B
  7. Camping or camping rentals: -camping, -campsite, -tent rentals
  8. Hostels: -hostels, -backpacker accommodation

And do extensive testing.  "Ads" are certainly a chore, but the good news is that once you've discovered something that "works", it's extremely reliable lead generation for potentially months and even years.
