Curious to know if any of you out there will be attending MHI next week. Would love to set up some meetings. I will be there Wednesday and Thursday. If you haven’t heard of this conference it is one of the larger manufactured housing conferences in the country. You will be able to connect with some of the largest management companies, mobile home distributors, brokers and other owners. Worth the trip and the money to attend. Let me know and we can meet up. Chris

Jay - Its was defiantly a whopper. News article below. https://www.desertsun.com/story/money/real-estate/2018/03/28/square-mile-virgin-sand-sold-75-million-rancho-mirage/462513002/

We don't typically find ourselves going out for HML's. If we do we are seeing rates in the high 7's to mid 12's with 2 points in. I'll keep you in mind for deals in your neighborhood.

I Just financed a $66.7M loan for unentitled land in Palm Spring, CA for a client of mine. Banks are still licking their wounds from the recession. It’s hard to get them excited about land. Your best bet is hard money or equity. PM me if you want to discuss.

Thx

You need to build a land residual model. Super easy. Take your NOI and divide it by your developers cap rate (return on cost). This is your target return as a developer.

For example, here in CA for multifamily developers target at least a 6.0%-6.5% ROC. I'm working with a developer right now that is closing a construction loan and they are targeting a mid 7% ROC.

Hope this helps.

William - Happy to discuss with you. You could certainly syndicate your equity. If you'd like PM me and we can walk through what you're buying and what type of NNN assets you're after.

Thank you everyone for having me on here and I look forward to meeting some of you in the future. My name is Chris Collins and I'm located in San Diego, CA.

A few weeks ago a friend of mine asked me if I had ever heard of the podcast 'DeeperPockets.' I plainly replay no, and when I left I sat in my car, opened the podcast app and started listening... Life changing moment! Thank you Allen.

Anyways, I've been in commercial real estate for the past 6 year mostly focused on financing commercial property. I'm located in San Diego and work for an amazing capital markets brokerage. I've learned a ton, originated nearly $1 billion in loans and seen a lot of folks over the years build incredible portfolios/wealth. I've been fortunate enough to work on all commercial product types including apartments and lots of mobile home parks (MHC's).

In 2013 I invested in my first property, an 8-unit building here in San Diego and it was a great way to kick off my side investing career. We had to evict everyone in the building and do a full rehab due to the condition and huge upside in rents. During this process we realized that the building was leaning and ended up having to lift the two story building to replace the foundation and use pipe piles correct the problem.

In 2016, I was able to invest in a small coastal boutique hotel. The hotel had never once been marketed online. Can you imagine with all the tech we have today? Our main investor, a very well known boutique hotel operator in SoCal took the property over, fired and rehired the staff and we were in business the next day... We've have outstanding success and plan on doing a $1.5 million renovation of the hotel in the next 2-3 years. We're really excited to see the outcome of this deal.

Each of the deals mentioned above were heavily syndicated with a great preferred return structure and we are all making good $$$.... Now, my goals for 2018 and beyond include 4 things:

  • Invest in my first property on my own w/ my fiancé
  • Build a solid team
  • Build a portfolio by investing in 2-3 deal per year moving forward.
  • Become a mentor and share my knowledge of real estate capital markets and investing.

I really look forward to meeting some of you in the future and thank you all in advanced for welcoming me to this awesome platform.

Best,

Chris
