I'm considering a few small MF and single family investment properties in the Tampa Bay / Clearwater / St. Petersburg FL areas. I'm looking for some referrals for good property management companies in that area. Anyone you can recommend?
I own 4 rental houses in the Salt Lake City area (south Davis county to be exact). Looking for a good property management company in the area. Anyone have a great management company that they would recommend?

I've rented to a lot of tenants with bad credit. Rarely had an issue. Have to lean more heavily on their other qualifying factors. The truth is most people with great credit, strong income, etc, aren't renters...or won't be for long. There's always a reason someone is renting. If someone can afford the place, and you think they will take care of it, then maybe you roll the dice. If it makes you feel better, then require a higher deposit, and make it very clear that whatever that state's tenant laws regarding evictions will be followed to the "T". No leniency.

I tend to be kind of conservative but I’d go w/ 25% down, for the reasons you already mentioned, plus you can generally get better terms on traditional financing w/ 25% down.
So I'd do 25% down, then if you are worried about the OOP you can generally get an 80% HELOC for basically free (since you've already got the appraisal) to give you access to your extra 5%.
I just did this on a property I bought about 6 months ago.
