Quote from @Tim Delaney:

@Chris Doloriert there is a wide variety of different asset types under the commercial umbrella. I would figure out which asset class you want to invest in and then start networking with investors and brokers.

I am trying to figure out to network with investors and brokers. I attended a few RE meetups, but agents were trying to get into more into the same asset class. FB marketplace brokers and RE not that beneficial in the Boston area. However, I could start my own meetup for new investors and invite experienced ones, I have so many other ideas...

@Account Closed My first questions would be:

1) Do you have "easy" access to capital? ($250k++) If so this is a relatively easy conversation to have, you would just need to look into partners and a GP/LP equity fund structure if you are looking to benefit from institutional size deals.

2) For Your current properties, is there a 1031 play there to move up a larger asset?

3) If you are capital light do you have a knack for identifying properties with entitlement opportunities, if so you can get impressive returns with a GP equity position (even if only a few points) from bringing an opportunity to the table, but understand these can be 2-3++ year deals and don't always play out, many fall short of entitlement approval & funding whether apartment, hotel, condo, etc.

My last comment would be to listen to @Barry Ruby and work on practicing your approach to underwriting different asset classes. Here is a great resource for you Adventures in CRE. Once you can identify opportunities through underwriting you could also look at a single asset acquisition fund with partners.

 1. Yes

2. No

3. I have capital

Thanks for the advice

You have to narrow down what you want?  Do you want office, retail, mixed use, industrial, strip centers etc.  You jump in with partners if you don't have the cash and start building that equity.

Since they are valued differently than Multifamily I would make sure you understand how to properly value the commercial property.  I would plan to focus on one asset class starting out and get as much data on it as possible.  Industrial or Office are little more consistant on pricing than Retail so would consider starting with one of those.  Best of luck.

Definitely, learning more from BP helps a lot, but I am on my way there headed towards to office space

You already have "about" 5 multis? I don't think it is a good plan to start investing in bigger deals when you have already lost track of how many properties you own...

I do have 3 in Fitchburg and 2 outside Fitchburg to be more specific.

do you know anyone that helps with rental unit apartments? I have a few properties in Fitchburg and I've been using Zillow and Avail, but it is time consuming. What I've done in the past is to use a rental apt company near Boston, but I don't have any connections in the Fitchburg area or perhaps property management company around the area.

Any suggestions?

Quote from @Kyle Curtin:

Good morning Chris! I have a 3 family in North Leominster, I found an awesome electrician that I have used several times that I would be happy to send you his contact info. For plumbers, I don’t have a go-to POC quite yet for our neck of the woods but have a few larger companies with lots of positive reviews that I would call up if I had any problems. I’ll send you a message! :)

Great! I will reach out for sure as I need to get the apts ready for tenants.

Thanks a lot

I need an electrician and an plumber for Fitchburg MA

Electrician needs to replace tubes with electrical panels and check inspect properties to make sure they work as expected. Plumber needs to test gas lines as they were shut off by previous landlord so plumbing needs to pass inspection by the city so gas meters can be installed again.

I am trying to build my A Team in Fitchburg so if you can help me now we can build a good relationship to work together moving forward. I just bought a couple of properties so I need the job done ASAP to start showing the place to potential tenants for cash flow.
