Thank you all for your replies. 

The area that interests me the most is single family rentals. I'm going to continue researching and reaching out to the forums to purchase my first and possibly second property this year.

I've been hooked to BP after finding the site while doing some research on REI a few months ago. I've been reading the blogs and listening to the podcasts. So, I gotta get me first post out of the way to break the ice :) So, hello everyone! Thanks in advanced for any welcome replies.
