comps. comps are what determine ARV.

and for a BRRRR to work you need a fairly distressed property. usually off market, not on.

 Sorry what are comps

I'm no expert but from what I've learned, comps are the prices other properties in your area have gone for. I believe a great agent would be able to help you with this sort of information if you can't find out for yourself.

Thank you Arthur for posting this. I'm really eager to learn this stuff myself and you've asked some very good questions. I myself am looking to secure my first deal in northern Arizona and look forward to reading the responses from experienced investors here.

What have you learned so far that you didn't know before?

I'm wishing you great success Sir!

@NA NA thank you for posting this. I'm brand new to this sort of stuff myself and I'm very interested in small multifamily properties. I don't have any real world experience at this time so I won't pretend to know, but I will be following and learning along with you.

I wish you the very best of luck and I look forward to hearing about your first successful deal.

Thank you for posting this! It's difficult to find people focused on Salt Lake and surrounding areas here on BP. AT least for me. I'm learning from the conversation you started here and I really appreciate it.

I'm a new investor from Midvale and working towards small multi family properties in the Midvale / Sandy and surrounding areas.

I hope to talk more with you and wish you great success.

You guys come to Vegas ?

I'm interested in eventually getting rental properties going in Nevada. Not sure about the Vegas area as I have only been there a few times. I'd be happy to connect and learn what you're up to out there.

I live in Midvale and would be stoked to connect. I'm working to secure my first small multi family in Salt Lake County. I've got a lot to learn and I'm excited to learn it.

I didn't make it this month but would like to in the future. Do you ever do these at places that don't serve alcohol by chance? Thank you in advance for your time and consideration.

Hello and thank you for taking the time to read this. My name is Chris and I'm a new investor, focused on storage unit facilities.

I'm currently learning all I can via youtube and looking for my first book to read on this topic. I'm posting here to find great people to learn from and hopefully help with their business as I continue working towards my first acquisition.

If you're a storage unit facility investor, can you please suggest useful resources for information on this niche?

Thank you in advance for your time. I hope you're having a great summer and I look forward to talking with and learning from you.
