Thanks guys! To answer a few, I initially plan on the flip. I believe I need to get some money banked before I start the rentals. I would like to have some cushion there in case anything goes wrong. Also my skill set and contacts in the construction trades can really maximize the profit. Being able to do most work myself and the big jobs like roofs, siding, HVAC, concrete, I know lots of pros that work on the cheap after their day job. My very basic plan is maybe 3-4 flips then a rental, 2-3 more then a rental, 1-2 more then a rental, moving to rental as I can.

I have been reading a LOT here and have read some things several times. I have found a wealth of information. Have downloaded some files and am in the process of customizing and combining them to fit my needs.

I have met with 1 guy I know in the game and have meetings scheduled for next week with 2 others. Met them all through my day job and one is a big time player that actually started me on this journey of knowledge. He yelled at me for not investing with the skills I have and actually offered to show me around a little. That's when I decided to get off my butt and do this. I am also working on some hard money with these guys and will have a thorough plan and model to bring to the table by the time I do.

Bob Hines I knew the taxes were higher out here but thought that was built in the rent. You can't touch any SFR regardless of condition for under $750.00 and it is a POS, but that is just in Ofallon, not sure of St. Charles. Typically a 3/1.5 slab with a carport is $900 a month around here in old town and you get to a 3/2 with a basement and single garage you are up to $1200 to maybe $1400 depending on location.
Also I was an inspector for Florissant for about 6 years and lived there for 15, dont know if that is the NOCO you are referring to but Hazelwood, Ferguson, all kind of the same demographic. Definitely some properties on the cheap out there but just not sure that is where I want to deal with being a landlord at, or even a flipper. That is my biggest scare with all this, being an Inspector I have seen it all and then some. What some people can do to a house in 6 months just blows my mind! I would have to work at trashing a place that much so I truly hope to avoid that but I am sure I will get it sooner or later.

Hi all! My name is Chris and as mentioned I am in the St. Louis area, specifically O'Fallon MO. Currently employed with the city as a commercial and residential inspector and plan reviewer, and can build or fix about anything as well. For the last 15 years I have inspected homes owned by investors wondering everyday why I am not investing myself. Well, the time is now. I am here for education, networking, advice, and mentorship. And hopefully in return I can offer my expertise from the building industry and possibly feet on the street or anything else that may come up that I am knowledgeable on. At this point that is all I have but will give it whenever I can. Look forward to meeting some of you from my area!
