Ya I wouldn't use zillow or anything other than the MLS if I were you. Try getting a realtor buddy that'll let you borrow their loggin info and pull the comps yourself. There's so much more to comps than recently sold. Such home style, year built, sq footage.. honestly find an investor in your area and i'm sure they'd be glad to walk you through how to pull effective comps @Nicholas Weckstein

Do you guys have any tips on sorting through probate records? I'm not quite sure how I can sift through records tied to property, and then further mail to them. Can you purchase specific lists? I'm currently operating out of Salt Lake City, Utah. Thanks BP.

About 1000, invitation letters, 2 angry phone calls. @Steven Leigh We knew consistency was the key on that but we lost our funds when people saw the low call rate. In the mean time we're putting out post-it notes on high equity homes and then following up by calling them a few weeks later.. And then proceeding to call, knock on their door, or mail to them until until something happens..

Thank you for your reply @Steven Leigh. Our criteria was their first mortgage was between 1901-2006, making sure their equity was about 30%.

Do you guys have any tips on building an inheritance list? I know some counties offer in their sales data searches, but I'm having trouble in my area. I'm currently in Salt Lake City, Utah. Also, we haven't had luck with our absentee mailings. I have a primary focus on wholesale. Any advice? Thanks.
