My friend's friend is a realtor (i think she only does Residential, and buy and sells on her own too. I'm looking for a commercial land for a parking lot). Not sure if she can help out. 

Do i have to worry about a realtor taking away my deal? like, she might think it's a good location and land and she buys it behind my back.

So just ask all the questions to a realtor and not use him/her to make the actual purchase to avoid fees?

Right now, i'm looking to buy a land to make a parking lot. Do i still need the appraiser, or i get the appraiser in the future when i decide to build a building on the land?

I got a basic info on the land. 

I'd like to know a couple of more things about this land.

How can i find out if I can :

1) Build a building (how high) on the land if i wanted to in the future

2) Put up Banner signs

or find out any restrictions on the land.

Total on assessment rolls is the total of land plus building. Tax assessment is guesswork. Don't take it to seriously. My opinion. 

Is there an online source where i can get more accurate info on either just the land or building?

so the land is owned by Citizens bank and it took a loan of 4,600,000$. What are those Total Value amounts under Assessed Value?

I've found a couple of empty lands in downtown Michigan. 

It's strange to see a parcel of land just completely empty in downtown when everything else is filled. 

Most likely it's not for sale since i don't see them posted online. 

Is there a way to find out value of the land online?
